The market remained competitive overall, but the headline numbers do not apply equally to every property. Mount Pearl, two-apartment homes and properties priced between $400,000 and $499,999 experienced especially strong sale-to-list ratios. Higher-priced and specialized properties generally took longer to sell and offered buyers more selection.
Monthly medians can move as the mix of homes sold changes. These figures show the direction of sales activity and competition, but a change in the median does not automatically mean every home gained or lost value.

Sales activity reached its highest level in July, with 341 completed sales. The median price peaked at $451,500 in May, while the average sale-to-list ratio reached 108.3% in July. August remained competitive through the 26th, despite a lower median sold price. This may reflect the mix of properties sold rather than a uniform change in individual home values.
The St. John’s metro is made up of distinct local markets. Housing style, price point, lot size, age and available inventory can produce very different conditions from one municipality to another.
MOUNT PEARL
Mount Pearl recorded the strongest competition among the major municipalities. Its average sale-to-list ratio reached 111.6%, 74.1% of sales closed above the original list price, and estimated inventory was approximately one month.

ST. JOHN’S
St. John’s accounted for more than half of all sales in the report. The median sold price was $401,000, with a median market time of 22 days and an average sale-to-list ratio of 108.0%.

PARADISE
Paradise recorded the highest median sold price among the four largest municipalities at $492,880. Homes spent a median of 25 days on the market, with approximately 2.2 months of inventory.
CONCEPTION BAY SOUTH
Conception Bay South recorded a median sold price of $422,000 and an average sale-to-list ratio of 105.5%. Its 1.9 months of inventory provided slightly more selection than St. John’s or Mount Pearl.
TORBAY AND PORTUGAL COVE–ST. PHILIP’S
These areas had higher median prices and smaller sales samples. Portugal Cove–St. Philip’s recorded a median price of $555,000 and a longer median market time of 33.5 days. Smaller samples can cause these figures to move more sharply between reporting periods.
Property type had a significant effect on price and competition. Two-apartment homes experienced much stronger sale-to-list performance than conventional single-family homes or condominiums.
TWO-APARTMENT HOMES
Two-apartment properties were one of the most competitive segments. They recorded a median sold price of $475,000 and an average sale-to-list ratio of 110.7%. Nearly 76% sold above their original list price.
SINGLE-FAMILY HOMES
Single-family homes represented 69% of completed sales. Their median sold price was $418,000, with a median market time of 22 days.
CONDOMINIUMS
Condominiums provided a lower median entry price of $295,900. Their average sale-to-list ratio was 101.9%, and the median market time was 28 days.
SMALL-SAMPLE PROPERTY TYPES
Multi-family and mobile-home figures are based on fewer than 10 completed sales each. These results should not be treated as a reliable prediction for an individual property.
The $400,000 to $499,999 range recorded the greatest combination of sales activity, short market times and above-list competition.

The $400,000 to $499,999 range was the most competitive broad segment. It produced 481 sales, a 21-day median market time and an average sale-to-list ratio of 109.7%. At $750,000 and above, homes spent a median of 49 days on the market and inventory rose to approximately 6.2 months, giving buyers more choice and sellers a greater need for accurate positioning.
Price-range results can also be influenced by the mix of locations, property types and condition within each range.
BE READY BEFORE VIEWING
In competitive segments, good homes can move quickly. Have financing preparation and a clear decision process in place before the right property appears.
COMPARE THE CORRECT SEGMENT
A metro-wide median is not a substitute for comparing similar homes in the same area, price range and property category.
EXPECT DIFFERENT COMPETITION
Two-apartment homes, Mount Pearl properties and homes from $400,000 to $499,999 experienced some of the strongest competition in this report.
DO NOT ASSUME EVERY HOME WILL SELL OVER ASKING
Approximately 63% of sales closed above the original list price. That also means more than one-third did not. Condition, location, pricing and buyer demand still matter.

This report analyzes 2,629 unique residential MLS® records contained in the MetroCMA export, including 1,561 completed sales and 431 active listings. Completed sales closed between February 27 and August 26, 2026. Municipality names were standardized where the same community appeared under different spellings, such as St. John’s, Mount Pearl, Paradise and Conception Bay South. Median prices and days on market use completed sales. Active inventory reflects listings marked active in the source file. Sale-to-list ratio compares the final sale price with the original list price. One clearly malformed ratio entry was excluded from the ratio calculations. Approximate months of inventory divides active listings by the average monthly number of sales during the six-month period. It is an estimate, not a forecast. Statistics describe groups of properties and should not be used as an appraisal or prediction of what an individual home will sell for.
